ALL THESE CREDITS PIGGYBACK!
Some restoration projects could be eligible for 40%+ in tax credits. |
| State: |
The state of Maryland offers a 20% state
income tax credit for approved work* . This means that 20%
of the cost of the work can be taken off your state tax bill. If the
cost of restoration is greater than your tax bill, you will receive
future credit for the difference. The cost of the rehabilitation must
exceed $5,000 in 2 years. |
| Federal: |
Federal: The Federal government offers
a 20% tax credit to commercial or rental properties for approved
work* . This means that 20% of the cost of the work can be taken
off your federal tax bill. The cost of the project must equal or exceed
the value of the building (without the value of the land). |
| County: |
Washington County offers a 10% tax credit
for approved work* done to the exterior of the property. This
means that 10% of the cost of the work can be taken off your county
real estate tax bill. Washington County also offers a 5% tax credit
for the exterior work of approved new construction attached to a historic
property. |
| * |
Approved work follows the Secretary
of the Interior’s Standards—basically preserve as much of the original
fabric of the structure as possible. Systems, electrical, plumbing,
heating and air conditioning, are eligible for credits. Work must
be approved prior to being done. |
